Pre-Divorce Mortgage Planning

Adjusting to a new financial situation and court ordered deadlines can make navigating finances after a divorce overwhelming and stressful.  As a Certified Divorce Lending Professional (CDLP®), I have in-depth knowledge of divorce specific mortgage guidelines, expertise in deciphering complex legalese outlined in divorce decrees and settlement agreements and experience collaborating with family law attorneys, mediators, and other divorce professionals.  I work with you and your divorce team to implement a strategic divorce settlement agreement, setting you up for success.  The base rate of $500 includes the following services:

• Initial Consultation Needs Assessment
• Comprehensive Divorce Mortgage Planning or Specific Needs
• Analysis of income sources, marital debt, and property settlement notes.
• Divorce Mortgage Planning Report – Preparation and Updates as Needed
• Summary Declaration
• Client | Attorney Consulting on mortgage financing options post-divorce.

Our consultation will include a review of your current living arrangements, housing expenses and what you envision post-divorce.  Some of the topics we will discuss include:

• The difference between actual and qualifying income.
• Return to work strategies that will expedite mortgage eligibility.
• The best way to structure an equity buyout.
• The definition of contingent liabilities and how they impact your ability to be eligible for a mortgage.  

After our initial consultation, we will come up with a plan to implement our strategies during the mediation and negotiation stage.  Services available on a case-by-case basis for an additional hourly fee include:
